The Boise Idaho real estate market is comprised of several areas, or regions, such as downtown Boise, North East Boise, the North End, Southeast, etc. If you like living in the center of it all, one of the downtown Boise condos or lofts may be your style.
Shopping, restaurants, museums, nightlife, etc., are all within walking distance. The most prestigious areas in the Boise Idaho real estate market, the North End and North East Boise, are known for their quiet neighborhoods and picturesque tree-lined streets, and contain many of the city’s older and historic homes. The homes for sale in these areas tend to have higher sale prices than in other areas.
For example, a 3-bedroom, 2 bathroom, 1,800-2,000 sf home sold in North East Boise between January 1, 2011 and June 30, 2012 had a median home price of $234,600, and $215,000 in North Boise. That same home sold in Southwest Boise during the same time period had a median sale price of $155,000. The Boise Idaho real estate market was hit hard the past few years; however, home sales are increasing, both for existing homes and new construction. There were over 350 sales of existing single-family homes in the Boise real estate market in June 2012, compared to 278 in May and 300 in April. The sale of newly constructed single-family homes have also increased markedly. In addition, median sale prices of homes in the Boise real estate market were higher for May and June of 2012 than for the past two years.
As of the 2010 Census, Boise, the most populous city in Idaho, had 205,671 residents; the Boise metropolitan area had a population of 616,500. Known as the City of Trees, Boise is a beautiful city located along the Boise River, at the foot of the Boise Mountains and foothills of the Rockies. With its spectacular scenery, quality educational system and fabulous recreational activities including skiing, hiking, fishing, hunting, boating, white water rafting and more, no wonder Boise has been named the 2nd best city in the United State in which to raise a family and the 3rd best place to retire.
